Renovation Costs in Italy: A Realistic Guide for 2025

Renovation costs in Puglia have moved significantly in the last three years. Materials are up. Skilled labour is harder to find. The good local trades are booked twelve months ahead. The numbers below reflect what we are actually paying in 2025 for quality work delivered on time.

Full renovation per square metre

A light cosmetic refresh sits around 600 to 900 euro per square metre. A proper renovation with new bathrooms, kitchen, flooring, electrics and plumbing lands between 1200 and 1800 euro per square metre. A full restoration of a stone property with structural work, historic finishes and modern systems runs from 2000 to 3000 euro per square metre and sometimes more.

Bathrooms

A complete new bathroom with mid range Italian fixtures comes in around 8000 to 14000 euro. The same bathroom with imported designer fittings stone basins and underfloor heating quickly reaches 20000 euro.

Kitchens

A handmade local kitchen with stone worktops sits between 12000 and 25000 euro depending on size and finish. A high end imported kitchen with appliances can pass 50000 euro without effort.

Stonework and chianche floors

Restoring traditional chianche flooring including lifting, cleaning and relaying runs around 120 to 180 euro per square metre. New chianche supplied and laid is closer to 200 to 280 euro per square metre. Pointing and lime plastering on stone walls is priced by surface and condition and is rarely cheap.

Plan a contingency of fifteen percent on every renovation in Puglia. Old buildings hide things. The wall behind the wall is rarely what you expected. A clear contingency line in the budget is the difference between a calm project and a stressful one.
